What a Chimney Rebuild Costs (and Why Quotes Vary So Much)
Chimney rebuild quotes in Southern Maryland vary enormously — and most of the variation is legitimate. A small partial rebuild above the roofline and a full two-story rebuild are different jobs with different prices, the way a patch and a new roof are different jobs. Here's what actually drives the number.
The Big Cost Drivers
- Partial vs. full. A partial rebuild (from the roofline up) is a fraction of a full rebuild (ground to cap). Where the solid masonry starts determines which you need — and that's found by inspection, not by phone.
- Height and access. A single-story ranch chimney is straightforward. A two-story chimney on a steep roof needs more staging, more safety setup, more time. Access is a real cost driver.
- Brick matching. Standard brick is standard. Matching 60-year-old brick that's no longer made costs more — sometimes significantly. We'll tell you upfront if your brick is a problem.
- What's included. A proper rebuild includes the crown, cap, and flashing. A cheap quote that excludes them isn't cheaper — it's incomplete. Compare line items, not totals.
- Liner. If the flue needs relining too, that's a separate line item. Sometimes it's needed; sometimes the existing liner is fine. The camera tells us.
How to Evaluate Quotes
Get the scope in writing: how far down the rebuild goes, what brick and mortar are specified, whether crown/cap/flashing/liner are included or excluded, and the timeline. The Cheapest Quote Is Often the Most Expensive
A rebuild done wrong — wrong mortar, flat mortar-wash "crown," caulked flashing — fails in years, and then you're paying for it again plus the cost of undoing the bad work. A rebuild should last 50 years. Price it like the half-century investment it is.
